    How do I submit a maintenance request?

    All maintenance requests must be submitted online using your AppFolio resident portal. This ensures that a member of our team can receive the request and handle appropriately all while staying in constant communication with you through your account.

    Can I pay my rent or fees online?

    Rent must be paid online using your AppFolio resident portal. From here you can make a payment, view previous payment history and keep track of your account. Payment through AppFolio can be set to automatically draft right from your bank or you can use a credit card for a processing fee.

    WHAT TYPE OF LEASE DOES The Orchard OFFER?

    The Orchard uses a standard, joint & several agreement where residents sign together as a group for their new home.

    ARE ANY UTILITIES INCLUDED IN MY RENT?

    Yes - The Orchard provides high-speed cable & Internet as well as weekly trash pick up, grounds keeping, lawn maintenance and exterior pest control at no additional cost.

    HOW LONG IS MY LEASE AT The Orchard?

    Each lease at The Orchard is for a 12 month term. Residents are given first option to renew their house for another 12 month term.

    HOW DO MY ROOMMATES AND I GO ABOUT SIGNING OUR NEW LEASE?

    The first step is for each roommate to complete the lease application on The Orchard website. Once each roommate has submitted an application, the lease signing process can be completed either in our office or online.

    WHAT IS REQUIRED TO SIGN A LEASE?

    Each resident needs to bring the following to their lease signing: Reservation fee equal to one month’s rent (this will convert to your refundable security deposit at time of move-in inspection), $75 application fee and completed Parental Guaranty Form. Reservation fee and application fee must be in the form of two separate checks.

    WHERE CAN I GET THE PARENTAL GUARANTY FORM?

    The Parental Guaranty Form is on The Orchard website and can be downloaded by a Parent or legal guardian, completed and either brought to your lease signing or faxed/mailed to our office.

    DO APPLIANCES COME WITH MY NEW HOME?

    Yes - each new home at The Orchard comes standard with stainless style appliances including a refrigerator, dishwasher, microwave, stove and washer/dryer.

    HOW FAR IS The Orchard FROM CAMPUS?

    The neighborhood is located 2.5 miles from UGA campus.

    WHEN IS RENT DUE EACH MONTH?

    Rent is due on the 1st of the month and is considered late after 5PM on the 4th. The Orchard offers each resident a grace period between the 1st and the 4th to pay their rent with no late fees if paid during that time period.

    Do you offer a furnished option?

    No - The Orchard does not offer a furnished option.
